# How to Clean Hardwood Floors Without Dulling the Finish

Dry-dust first, then damp-mop with a pH-neutral cleaner and a well-wrung mop. Skip steam mops, soaking wet mops, vinegar and oil soaps; they dull or haze most modern finishes.

Hardwood floor cleaning that doesn't dull the finish comes down to order. Get the grit off first with a dry microfiber mop or a vacuum on the hard-floor setting, then damp-mop with a pH-neutral cleaner and a mop wrung out until it's barely wet. Keep steam mops, soaking wet mops, vinegar and oil soaps off modern sealed floors. Most dullness comes from grit scratching the finish and from cleaner residue left behind, not from the floor being dirty. On every [house cleaning](/services/house-cleaning) visit, from $165, hardwood floors are vacuumed and mopped.

## What kind of finish does your floor have?

The finish decides how you clean. Not the wood. Most floors installed or refinished in the last few decades wear a surface finish like polyurethane, which seals the wood under a clear coat, while older floors may have a wax or oil finish that soaks into the wood instead.

There's a quick test. In a corner, drag a fingertip firmly across the floor; a smudge or a waxy line means the floor is probably waxed. No line? Put a drop of water down. Beading usually means a sealed surface finish, and water that darkens the wood quickly means the finish is worn or the floor is oiled. Waxed and oiled floors need whatever products their finish calls for — and very little water.

## How do you clean hardwood floors that are sealed?

1. **Remove the grit.** Dry microfiber mop, or a vacuum with the beater bar off. Grit trapped under a mop works like sandpaper.
2. **Use a pH-neutral cleaner.** Pick one made for sealed wood floors and dilute it the way the label says. More product won't clean better; it just leaves a film.
3. **Damp, not wet.** Wring the mop until it's barely damp. Standing water works its way into seams and edges.
4. **Work with the boards.** Mop along the direction of the planks, one section at a time.
5. **Dry any wet spots.** Within a minute or two, the floor should look dry.

## What dulls hardwood floors?

Grit, first and foremost. Sacramento-area summers are dusty, and the fine grit tracked in on shoes slowly scratches the finish. Mats at the doors and dry-dusting a few times a week honestly matter more than whichever cleaner you buy.

Residue is the second culprit. Oil soaps and all-in-one shine products build a hazy layer on sealed floors, and once it's there, mopping with them only makes it worse. Vinegar and ammonia are quieter offenders: regular use can dull a surface finish over time. Steam and soaking work faster, because heat and water get into the seams, raise the grain and can cloud the finish.

Then there's plain wear from furniture legs and pet claws. Felt pads under chairs and trimmed nails prevent most new scratches.

## Is it dirty, hazy or worn?

| What you see | Likely cause | What helps |
|---|---|---|
| Gritty feel, dull paths in traffic lanes | Dirt and fine scratches | Dry dusting, a proper damp mop, mats at the doors |
| Cloudy film, footprints that show | Product residue | Damp-mop with plain water and a little pH-neutral cleaner until it clears |
| Gray or bare wood, water soaks in | Finish worn through | Recoating or refinishing, which is flooring work, not cleaning |

## What does professional wood floor cleaning add?

On a regular [house cleaning](/services/house-cleaning) visit, floors get vacuumed and mopped in every room, and our everyday kit uses pH-neutral, EPA Safer Choice products by default. A [deep clean](/services/deep-cleaning), from $200, goes further with edge vacuuming along the walls and under reachable furniture, plus baseboards cleaned by hand. That last bit matters more than it sounds, since baseboards are where a lot of the grit on a wood floor comes from.

One honest limit. Cleaning can't put back a finish that has worn through. If the wood has gone gray in the traffic lanes or water soaks straight in, the floor needs a recoat or a refinish from a flooring company, and we'll tell you if that's what we see.

## Where do you clean?

Across Sacramento, Roseville, Elk Grove, Davis, Galt, Auburn, Placerville and the towns around them. Original oak in older Sacramento neighborhoods, engineered wood in new Elk Grove builds — the method doesn't change. Grit off first, damp mop, no residue.

## What's the practical takeaway?

Dry-dust often, damp-mop with a pH-neutral cleaner, and keep steam, vinegar and oil soap well away from sealed floors. Grit is the real enemy here, and a regular [house cleaning](/services/house-cleaning) schedule is the easiest way to keep it down; if you'd like one set up, send a short request through the [contact page](/contact).
