# Independent Cleaner or Cleaning Company: What Is the Difference?

Four things separate an independent cleaner from a cleaning company: a business license, liability insurance, who comes when your cleaner is sick, and what happens when something is missed. Check those before you compare prices.

An independent house cleaner and a cleaning company differ on four things: a business license, liability insurance, who shows up when your usual cleaner is sick, and what happens when something gets missed. Expert Home Cleaners, for example, holds a Sacramento County business license, carries $1,000,000 per occurrence in general liability insurance, and re-cleans anything reported within 24 hours at no charge. A good independent can match some of that. The only way to know is to ask.

Neither one wins by default. Plenty of people have kept the same independent cleaner for years and wouldn't trade for anything. What follows is a list of what to check before you book house cleaning services of either kind — written, yes, by a company with an obvious stake in the answer, so read it with that in mind.

## Is the cleaner licensed, and how do you check?

Ask for the license by name and number. Ours is a Sacramento County Sheriff's Special Business License, SPB12024-01100, issued for residential cleaning services. Rules differ from city to city and county to county, which is why the practical test is so simple: the business name on the license should match the one on your invoice and on the insurance certificate.

A licensed cleaner is easier to track down again if something goes wrong. That's the real value, more than the paperwork.

## Why does liability insurance matter if nothing ever breaks?

Because the one time something does break, it tends to be pricey. A cracked stone countertop. Water left standing on a hardwood floor. A mirror knocked off its hook. If the cleaner has no coverage, that claim lands on your homeowner's policy or comes straight out of your pocket.

We carry general liability insurance of $1,000,000 per occurrence and $2,000,000 aggregate, and damage claims reported within 48 hours are handled by our office. Whoever you hire, ask for a certificate of insurance and check that it actually covers work done inside clients' homes.

## Who has been inside your home?

With an independent, you usually meet the person who'll be cleaning. That's a genuine plus. Some independents also bring along a helper you've never met, though, so ask.

With a cleaning company, ask what "screened" means in practice. At Expert Home, every cleaner passes a background check before a first solo visit and is trained in person by the founder on the same checklists every crew uses.

## Who cleans when your regular cleaner is sick?

Here's where the two models split hardest. When an independent cleaner is sick, on vacation or dealing with a family emergency, the visit usually moves. When a company crew is out, another crew can step in.

The trade-off cuts the other way, too, and it's only fair to say so. An independent knows your house personally; at a company, that continuity has to be written down. Our regular clients usually keep the same crew, but we can't guarantee it, since holidays and sick days shuffle who comes. That's why every crew works from the same room-by-room checklist and your client notes.

## What happens when something is missed?

Ask before the first visit. Not after.

Our rule is written into the terms: tell us within 24 hours and we come back to re-clean what was missed, free. A lead cleaner also walks the home against the checklist and photographs the finished rooms, so there's a record of what was done. Many independent cleaners will gladly swing back for a missed spot too. The difference is whether that's a promise or a favor.

## Is a cleaning company more expensive?

Often a bit, yes. A license, insurance, background checks and an office all cost money, and that shows up in the price. An independent with lower overhead can charge less for the same hours.

Our house cleaning starts at $165 and deep cleaning at $200. Weekly, biweekly and monthly plans run cheaper per visit than a one-time clean. Those are starting prices; the exact quote gets confirmed once we've seen the home.

Don't stop at the price, though. Compare the terms. Ours: a $50 deposit per cleaner holds the booking and is applied to the total, and rescheduling is free with at least 48 hours' notice (with less notice, the deposit may be kept). An independent might be more flexible than that, or might have no written terms at all.

## What should you ask either one?

| Question | What a clear answer looks like | Expert Home Cleaners |
|---|---|---|
| Which license do you hold? | A license name and number you can look up | Sacramento County Sheriff's Special Business License SPB12024-01100 |
| Are you insured for work in my home? | A certificate of insurance in the business name | $1,000,000 per occurrence, $2,000,000 aggregate |
| Who will be in my house? | Names, and how they were screened | Background check before a first solo visit |
| Who comes if you are sick? | A named backup, or an honest "the visit moves" | Another crew, working from the same checklist and your notes |
| What if something is missed? | A stated window and a free return | Report within 24 hours, re-cleaned free |
| What is not included? | A written list | Published on each [service page](/services/house-cleaning) |
| What are the cancellation terms? | Written terms, before you book | Free with 48 hours' notice |

## So should you hire an independent cleaner or a cleaning company?

If you've already found an independent you trust, who's insured and has a plan for sick days, there's not much reason to switch. If you want written terms, a backup crew and a licensed, insured business standing behind the work, a company is the safer bet. Whichever way you go, get the answers in writing before anyone carries a mop through your door.
