# Post-Construction Cleaning: Rough Clean, Final Clean and the Dust That Comes Back

A rough clean clears debris while trades are still working, a final clean takes the home to livable, and a second floor pass catches the dust that keeps settling for a day or more afterward.

Post-construction cleaning usually comes in phases. A rough clean clears debris and bulk dust while trades are still on site, a final construction clean takes the house from building site to livable once the work wraps up, and a touch-up pass catches whatever settles afterward. That last step matters more than people expect: fine construction dust hangs in the air and keeps landing for a day or more, so one visit rarely leaves a site truly finished. Our [post-construction cleaning](/services/post-construction-cleaning) is billed at $55 per hour and includes a second floor pass a day later where the dust calls for it.

## What are the phases of post-construction cleaning?

| Phase | When | What it covers |
|---|---|---|
| Rough clean | During the build, after the messiest work | Debris, offcuts and bulk dust, so trades can work and the site stays safe |
| Final clean | After the last trade leaves | Dust off every surface, films and stickers off glass and fixtures, windows, floors |
| Touch-up pass | A day or so after the final clean | The dust that settled out of the air overnight, mostly on floors |

On a big new build, the general contractor often arranges the rough clean. Homeowners finishing a remodel in Sacramento and the surrounding towns usually need only the final clean and the touch-up pass — and that's the part our crews handle.

## Why does construction dust come back after the clean?

Because it isn't ordinary dust. Drywall sanding, tile cutting and wood cutting all throw off particles far finer than anything a household makes, and they stay airborne for hours, then settle in waves: onto floors, into window tracks, along the tops of door frames, inside any cabinet that was left open during the work.

Clean too early, and it lands right back on finished surfaces.

So our crew does the full clean first, then comes back a day later for a second pass over the floors, once whatever was still floating has come down. We'd rather tell you that up front than have you wonder why the floors looked dusty again the next morning.

## What does a final construction clean include?

Construction dust comes off the walls, trim, doors, fixtures and every flat surface. Protective films and stickers get peeled from glass, appliances and fixtures. The windows are cleaned as part of the same visit, the floors are done on the first day and again on the next-day pass, and debris is hauled away when the site needs it.

Repairs and touch-ups aren't included. We clean the site; we don't finish the build. Paint on the glass or grout haze on new tile? Mention it in your request, because both take time and specialist chemistry — a remodeled bathroom in Florin is a good example of [grout haze cleared from new tile](/projects/grout-haze-cleared-from-a-newly-remodeled-bathroom-florin).

## How do you reduce construction dust before the cleaners arrive?

Start with the contractor. Ask them to seal off work areas with plastic and to keep the HVAC off, or the returns covered, while they sand.

Once the dusty work is finished, change the HVAC filter. Builder dust collects at the returns, and if it stays there the system simply blows it back around the house.

Don't let anyone sweep fine dust with a broom, which only throws it back into the air. Vacuuming with a good filter and damp wiping don't have that problem.

Timing is the last piece: book the clean for after the last trade is out, not the day before the final electrician or painter visit.

## How is post-construction cleaning priced?

By the hour, since hours are what this job really costs. The size of the home and how heavily it's been worked in decide how many the crew needs, at $55 per hour, and a person replies to your request with a starting price based on both. We bring our own gear — vacuums, cleaning agents, brushes, mops, cloths, and specialist chemistry for construction residue.

## Post-construction clean or deep clean?

They solve different problems. A [deep clean](/services/deep-cleaning) goes after months of everyday buildup in a lived-in home, while post-construction work deals with fine dust that has worked its way onto everything, plus films, stickers and debris. If the remodel was a single room in a house you're living in, a deep clean after the dust work can be enough. Our post on [what a contractor's broom-clean doesn't cover](/blog/post-construction-cleaning-broom-clean-doesnt-cover) will help you decide.

Two recent examples: a [new two-story build in Rocklin](/projects/builders-dust-cleared-from-a-new-build-before-move-in-rocklin) cleared of builder's dust before the family moved in, and a [Roseville kitchen and living-area remodel](/projects/kitchen-remodel-cleaned-down-after-the-builders-left-roseville) cleaned down top to bottom once the builders had gone.

## What's the practical takeaway?

Schedule the final clean for when the last trade is out, add a floor pass the next day, swap the HVAC filter, and keep brooms away from the dust. Then send a short request through the [contact page](/contact) with the size of the home and what was built, and a person will reply with a starting price.
