# Residential Pressure Washing in Sacramento: What to Wash, When, and What It Costs

Driveways, walkways and patios can take real pressure; decks, stucco and siding need a gentler wash, and roofs need a different method entirely. In Sacramento, late spring and early fall are the easiest times to book.

On a Sacramento-area home, pressure washing (power washing, if that's what you call it) is the right tool for concrete driveways, walkways, patios and pool decks. Wood decks, fences, stucco and painted siding want something gentler, a lower-pressure wash, and roofs shouldn't be pressure washed at all. The easiest times to book are late spring, once the winter algae and spring pollen have had their run, and early fall, before the rains. Our residential [pressure washing](/services/pressure-washing) starts at $220, and the price follows how much surface there is and how weathered it's gotten.

## Which surfaces around a house can take pressure?

| Surface | Approach | Why |
|---|---|---|
| Concrete driveways and walkways | Full pressure, even passes | Concrete takes it; working the whole area keeps the color even |
| Brick and pavers | Moderate pressure, care at the joints | Too much pressure blows out joint sand and old mortar |
| Wood decks and fences | Low pressure along the grain | High pressure raises and furs the wood |
| Stucco and painted siding | Low-pressure soft wash | Pressure can etch stucco and lift paint |
| Asphalt shingle roofs | Not pressure washed | It strips the protective granules; roofs get a [brush and treatment method](/services/roof-cleaning) instead |
| Windows | Not pressure washed | Glass is a separate job; see [window cleaning](/services/window-cleaning) |

We've laid out the general rules — what pressure washing is good for, and what to leave alone — in our [pressure washing 101](/blog/pressure-washing-what-its-good-for). This one is about doing it on a home here in the valley.

## When is the best time to pressure wash in Sacramento?

- **Late spring (April to June).** The rains are done, so the green film that creeps over shaded concrete all winter can come off without growing straight back. By then the spring pollen has settled on patios and siding as well.
- **Summer.** Everything dries fast in the heat, which is handy for decks that need to dry before stain goes on. Morning visits sidestep the worst of the afternoon heat.
- **Early fall (September to October).** A good moment to clear summer dust and tire marks off the driveway and get patios presentable before the holidays and the first rain.
- **Winter.** Doable on dry days. Just know that north-facing concrete that never sees the sun will start greening up again within weeks.

Shade and water matter more than the calendar. A north-facing walkway under oaks in Fair Oaks or Auburn grows algae and moss far faster than an open driveway in a newer Elk Grove, Lincoln or Natomas subdivision. Sprinklers are sneaky, too — hit the same patch of concrete every evening and they leave mineral and algae stains all their own.

## What does residential pressure washing cost in Sacramento?

Two things set the price: how much surface there is, and how badly it's weathered. A patio swept every week and a driveway nobody has touched in five years are not the same job, even at the same square footage.

Small jobs meet a $220 floor. The washer has to be trailered out, hooked to your tap and primed whether it then runs for one hour or five, and that part of the cost doesn't shrink with the job. Bundling helps: the driveway, front walk and back patio in one visit is usually better value than three separate trips.

All we need from you is a working outdoor water tap, and the water doesn't need to be hot. A person replies to your request with a starting price after seeing the surface and its condition, so a couple of photos really do help.

## Can oil stains be removed from a driveway?

Usually lightened a lot. Not always erased. Driveway cleaning with a pressure washer lifts the ground-in dirt and clears out the pores of the concrete, where most of the grime actually hides, and the crew works over oil-stained areas to fade the dark marks as far as they'll go. Oil that has soaked deep into old concrete can leave a shadow, though, and it's better you hear that before the visit than after. Fresh drips come out more easily, so don't let them sit for years. A [concrete yard in Knights Landing](/projects/oil-stains-and-dirt-pressure-washed-out-of-a-concrete-yard-knights-landing) shows the realistic result: clean and much brighter overall, with the oil marks reduced as far as the concrete allowed.

## What about patios, decks and outdoor furniture?

Concrete patios take full pressure, same as the driveway. Brick and pavers get moderate pressure, with care at the joints so the sand and old mortar stay where they belong. Wood decks get low pressure along the grain, and they have to dry completely before any stain goes on.

Outdoor furniture has to come off the surfaces being washed anyway. If you'd like the hard furniture washed too, just mention it in your request. Cushions, wicker and anything with fabric? Not for a pressure washer.

Washing the outside walls of the house is a topic of its own; see [house washing and soft washing](/blog/house-washing-soft-wash-siding).

## What does it look like in practice?

- A [Folsom driveway and front walk](/projects/concrete-driveway-and-front-walkway-in-folsom) that road dust and tire marks had darkened, washed back to one even color.
- A [brick patio and walkway in Penryn](/projects/ground-in-grime-pressure-washed-out-of-a-brick-patio-penryn), cleaned without harming the brick or the joints.
- A [gray, stained wood deck in Loomis](/projects/sun-faded-wood-deck-washed-back-to-its-natural-color-loomis), brought back with low pressure worked along the grain.
- Algae lifted off the shaded siding of an [older Walnut Grove home](/projects/algae-gently-washed-off-older-siding-near-the-levee-walnut-grove) with a gentle wash rather than high pressure.
- A [moss-covered stone staircase in Auburn](/projects/moss-covered-stone-staircase-pressure-washed-safe-again-auburn) that's safe to walk on again.

## How do you get ready for a pressure washing visit?

Clear the way first. Move cars, planters, furniture and toys off whatever is being washed, close the windows and doors near the work, and let us know about any outdoor outlets or lights close to the surfaces.

Point out anything that's already loose or damaged, like cracked stucco or a lifting board. We leave those alone on purpose, because water would finish the job.

Planning to stain or seal a deck? Book the wash first, and let the wood dry fully before the stain goes on.

## What's the practical takeaway?

Real pressure on concrete, a gentle wash on wood, stucco and siding, and none at all on the roof or the glass. Aim for late spring or early fall if you can, and get all the flat surfaces done in one visit. Send a short request with a few photos through the [contact page](/contact), and a person will reply with a starting price.

Yes, solar panel cleaning helps: dust sitting on the glass blocks the light your panels convert. How much it costs you depends on panel tilt, nearby farmland or dirt roads, and the long dry season.

For roof moss removal, a soft wash wins: it kills moss and algae at the root, while a pressure washer blasts off the shingle granules a roof can't grow back. Shaded foothill roofs need that care most.
