Frequently asked questions
Straight answers about prices, scheduling, supplies and what each service covers. For a price for your home, see pricing or ask for a starting price.
Home
What shapes the final price?
Bedrooms, bathrooms, square footage and the home's condition. If your home matches how you described it, the starting price simply becomes the quote.
Do I have to be home?
No. Most recurring clients leave a door code, lockbox code or a spare key with us.
What should I have ready?
Working power and water, plus parking instructions if the street is tight. Products and equipment come with the crew.
Can I move from Deep to Regular visits?
That's the most common path. A Deep clean sets the baseline, and Regular visits keep it there.
How long does a visit take?
Every home is different: the time depends on its size and condition — pets, clutter and how long since the last professional clean all matter. You get a time estimate with your quote, and the cleaner confirms it after seeing the home.
What if I am not happy with the result?
Tell us within 24 hours and we come back and re-clean the missed areas for free. The walk-through checklist at the end of every visit exists precisely so surprises like this are rare.
Services
How do I get a quote?
Tell us the number of bedrooms and bathrooms, the approximate square footage and the condition of the home, and we send a clear starting price the same day. The exact quote is confirmed after we see the home's condition — if the home matches the description, the number simply stands.
Do I need to be home during the cleaning?
No. Most recurring clients give us a door code, a lockbox code or a key on file. Crews photograph the finished rooms, and you get a text when the visit is complete.
What do you bring, and what do you need from me?
Crews bring all products and equipment, including HEPA vacuums. We only ask for working power and water, and for parking instructions if street parking is limited.
Can I skip or reschedule a visit?
Yes — rescheduling and cancellation are free with at least 48 hours' notice. Less than 48 hours before the visit, the deposit may be kept.
Service areas
Do you charge a travel fee?
There is no travel fee inside Sacramento and Roseville city limits. For homes farther out we look at the address and tell you before you book — it is decided case by case.
My city is not on the list. Can you still come?
Ask us. Routes expand with demand, and we will tell you straight away whether we can reach you.
Pricing
How much does house cleaning cost in Sacramento?
House cleaning starts at $165 for a one-bedroom, one-bathroom home. Each extra bedroom adds $25 and each extra bathroom adds $20, so a two-bedroom, one-bathroom home starts at $190 and a three-bedroom, two-bathroom home at $235. The exact quote is confirmed once we have seen the home.
How is a deep clean priced?
A deep clean starts at $200 and follows the same bedroom and bathroom steps as house cleaning. The condition of the home, the scope agreed on the walk-through and how much grout work it needs set the final number.
Why do some services have a $220 minimum?
Window cleaning, pressure washing, gutter cleaning, tile and grout and carpet and upholstery cleaning all need equipment brought to your home and set up, which takes the same time for a small job as a large one. The minimum covers that visit.
Which services are billed by the hour?
Post-construction cleaning is $55 per hour per cleaner, and home organizing is $60 per hour per person. We agree on the hours before we start, and that is what gets billed.
Is there a deposit for house cleaning?
Yes: $50 per cleaner, and it is counted toward your total. Rescheduling is free with at least 48 hours' notice.
Are recurring cleanings cheaper?
Yes. Weekly, bi-weekly and monthly plans cost less per visit than a one-time clean. If the home needs bringing up to a baseline first, that first visit is quoted separately.
How do I get an exact price?
Send the estimate form with your home's size and what you need. A person replies with a starting price the same business day, and the exact quote is confirmed once we have seen the home.
House Cleaning
House Cleaning detailsIs recurring cleaning cheaper than one-time visits?
Yes. Weekly, bi-weekly and monthly plans are priced below the one-time rate. If the home needs bringing up to a baseline first, that first visit is quoted separately, and the lower recurring rate applies after it.
Will the same team come every time?
Usually, but it isn't guaranteed. Holidays and sick days can change who comes, so every crew works from the same checklist and your client notes. The first visit goes to the nearest available crew.
Are you insured, and are cleaners background-checked?
Yes to both. Expert Home Cleaners carries general liability insurance of $1,000,000 per occurrence and $2,000,000 aggregate, and every cleaner passes a background check before working alone. Damage claims reported within 48 hours are handled by our office.
How much does house cleaning cost?
House cleaning starts at $165. Send the estimate form with your city and a short note about the home, and a person replies with a starting price. Bedrooms, bathrooms, square footage and condition decide it, and the exact quote is confirmed once we've seen the home.
Are dishes and laundry part of a visit?
No. Laundry, dishes and organizing cluttered storage are not part of house cleaning. You can add the inside of the oven, the inside of the refrigerator, interior windows or a change of bed linens to any visit.
What if something gets missed?
We come back and re-clean it free. Report anything missed within 24 hours and the crew returns for it at no charge. The lead cleaner's walk-through photos show what the finished rooms looked like.
Deep Cleaning
Deep Cleaning detailsHow often should a home get a deep clean?
Once or twice a year for most homes, on top of regular maintenance cleaning. Homes with shedding pets, wood-burning fireplaces or construction nearby benefit from a shorter interval.
What is the difference between deep cleaning and regular cleaning?
Regular cleaning maintains the surfaces you touch and see every week; deep cleaning goes after buildup. That means baseboards, vents, grout, descaling, light fixtures and the inside of the microwave. It takes noticeably longer and is scheduled with its own crew.
Do I need a deep clean before starting a recurring plan?
Usually not. The first visit of a recurring plan normally covers it and is quoted after we see or discuss the home's condition. A separate deep clean first makes sense when the home has gone a year or more without professional cleaning.
Will grout that's permanently stained come back to its original color?
Not always. Some staining does not return to its original shade no matter the method. If the color change looks permanent, we tell you before we start rather than promise a result we can't deliver.
How much does grout cleaning add to a deep clean?
Scrubbing the grout in the kitchen and bathrooms is part of the deep clean, so it is not a separate line item; heavier buildup adds hours to the visit. A full line-by-line restoration with a stripping solution, or sealing, is the separate tile and grout cleaning service, from $220.
How much does a deep clean cost?
Deep cleaning starts at $200. After a walk-through in person or by video, we agree on the scope and a person gives you a starting price. The exact quote is confirmed by the home's condition, and heavy grout work adds hours.
Is the inside of the oven included?
No, not by default. The inside of the oven and refrigerator are add-ons on a deep clean, as are interior windows, for which the crew brings window kits and a step ladder. The inside of the microwave is included.
Do you move furniture?
Only light pieces. The crew vacuums along walls and under reachable furniture but does not move anything heavier than a dining chair. Light fixtures and fan blades are cleaned within ladder reach.
Move In/Out Cleaning
Move In/Out Cleaning detailsDoes the home have to be empty?
Empty, or at least boxed. We clean inside cabinets, closets and appliances, and those surfaces can't be reached in a furnished, unpacked home. Utilities must still be on.
Is inside the oven and fridge really included?
Yes. In move cleaning they are the point, not an add-on, because they are the two things landlords and buyers check first. Both are cleaned inside before the crew moves on to the floors.
Do you guarantee my deposit back?
No. Nobody can honestly guarantee a deposit, since it also depends on damage and paint. We clean against the same kind of checklist property managers inspect with, and re-clean anything they flag on cleaning, free, if it's reported within 24 hours.
How much does move in/out cleaning cost?
It starts at $375. Send the address, square footage and move date, and a person replies with a starting price that is confirmed once we see the home. The inside of the oven and refrigerator is already in that price.
Do you clean the garage or the carpets?
Not as standard. Garage interiors, carpet shampooing and stain extraction are outside a move clean. A garage sweep-out can be added, and so can interior windows, for which the crew brings window kits and a step ladder.
Can my agent do the final walk-through?
Yes. You or your agent walk the home against the checklist before the crew leaves, so anything that needs another pass is handled while the team is still there.
Window Cleaning
Window Cleaning detailsDo you use ladders?
Not if we can avoid it. Outside we work from the ground with a water-fed pole, which is safer for the crew and means nobody balances on a rung above your flower bed to reach the second story.
Will the glass dry without spots?
Yes. The machine filters and softens the water before it goes up the pole to the brush, so the glass is scrubbed and rinsed with water that dries without spots. Inside, the glass is cleaned by hand with cloths.
Do you work in winter?
Yes. Sacramento winters are mild, so window cleaning runs year-round rather than pausing until spring. The water-fed pole and the water treatment unit work the same way in every season.
How is window cleaning priced?
From $10 per window, reaching about $20 for the difficult ones. Awkward access, tracks that need attention, or glass done inside and out on the same visit is what pushes a window toward the top of that range.
Why is there a minimum if I only have a few windows?
Because the $220 minimum covers bringing the water treatment unit and the crew out to you. On a house with thirty windows the per-window price is what you pay; on a house with five, the minimum is.
Do you clean screens and tracks too?
Yes. A visit covers glass inside and out, glass doors, screens and the tracks they run in. Tracks and runners are done last, since that is where the dirt from the rest of the window collects.
What do you need from me on the day?
Access to a water tap. We bring the water treatment unit and the poles, and hot water is not needed. Everything else, from the brush head to the cloths for inside glass, comes with the crew.
Do you repair broken windows?
No. We clean broken or cracked glass, but we do not repair or replace it. Painted frames and sills are wiped down only, so anything that needs a glazier or a painter stays with them.
Gutter Cleaning
Gutter Cleaning detailsWhy do gutter quotes differ so much?
Because leaves blow out and roots do not. Dry leaf litter clears quickly with a blower, but once grass has taken hold in the trough and put down roots, air won't move it and the trough has to be emptied by hand.
Do you handle small repairs while you are up there?
Yes, so you don't have to book someone else. The crew re-seals seams that have started to weep, tightens brackets that have pulled away from the fascia, and fits guards so the next season drops less into the trough.
What decides the price?
Five things: the linear footage of gutter, the height of the house, the pitch of the roof, whether guards are already fitted, and how much has collected up there and in what form.
Is there a minimum?
Yes, $220. Reaching your roofline safely is the same setup whether there are forty feet of gutter up there or a hundred and forty, so the price only starts climbing past that point.
Do you replace gutter sections?
No. Replacing sections or fascia is a roofing job, not a cleaning one. What we do fix on the spot is small: seams re-sealed and brackets tightened. Roof cleaning is also a separate service with its own method.
Do you take the debris away?
Yes. Debris cleared from the gutters is removed from the site as part of the visit, so it is not left in a pile by the downspout.
Will you clean moss off the roof at the same time?
Not as part of gutter cleaning. Moss and lichen are handled by roof cleaning, a separate service: heavy moss is brushed off and the roof is treated so lichen dies at the root.
Pressure Washing
Pressure Washing detailsWill you pressure wash my roof?
No. Pressure strips the protective granules off asphalt shingles, and on soft roofing it does real damage, so roofs get a different method entirely. If someone quoted you a pressure wash for your roof, that is the part worth asking about.
What do you need from us?
Just a water tap, and it does not need to be hot. We bring our own high-pressure equipment, hook it to your tap and prime it on site, so there is nothing for you to rent or set up.
Which surfaces do you clean?
Driveways, walkways, patios, decks, fences, house siding and commercial exteriors. If it is outside and dirty, it is probably on the list. Roofs and windows are handled by separate services with different methods and equipment.
Can you clean siding without damaging it?
Yes, by turning the pressure down. Stucco, wood siding and painted surfaces get lower pressure and a different tip, the same adjustment we make for a wood deck. Anything already loose or damaged is left alone.
Do you wash commercial properties?
Yes. Commercial exteriors are on the list alongside driveways, patios, decks, fences and siding, and they are priced the same way: by the area and how weathered the surface is.
Post-Construction Cleaning
Post-Construction Cleaning detailsWhy does it take two visits?
Because construction dust settles in waves. It hangs in the air and keeps landing for a day or more after the first clean, so a single visit almost never leaves a site truly finished. We do a full clean first, then a second pass over the floors a day later.
How is it priced?
By the hour rather than by the visit, because hours are what the job actually costs. The size of the home and how heavily it has been worked in decide how many hours the crew needs.
Do you haul away debris?
Yes, when the site needs it. That is on top of removing the dust from every surface, taking protective films and stickers off the glass and fixtures, and cleaning the windows.
Do you bring your own equipment?
Yes. The crew brings vacuums, cleaning agents, brushes, mops, cloths and specialist chemistry for construction residue. You do not need to supply anything for the clean or the next-day floor pass.
Do you do repairs and touch-ups?
No. We clean the site; we do not finish the build. Paint touch-ups and repairs stay with your contractor, and the best time to book us is after that work is done.
How much does post-construction cleaning cost?
It is billed at $55 per hour. The number of hours depends on the size of the home and how heavy the dust load is, and a person looks at both before replying with a starting price.
Does the second visit cover the whole house?
No, only the floors. Dust that was still in the air on day one has landed by the next day, so we come back over the floors. Other surfaces are not revisited on the second pass.
Roof Cleaning & Moss Removal
Roof Cleaning & Moss Removal detailsWhy do you rarely wash a roof?
Because washing is what damages it. Pressure strips the protective granules off shingles, and on soft roofing the damage is worse and cannot be fixed by cleaning it again later.
How do you remove moss and lichen instead?
With a brush for moss and a treatment for lichen. Heavy moss, the thick raised growth that builds up in the shade, comes off mechanically. Flat lichen holds on at the root, so the whole roof is sprayed with a treatment that kills it there.
Why is there a second visit?
Because the lichen dies over the following two to three weeks and blows off in the wind. We come back to look at the result, and that visit is part of the service, not an extra.
What happens to what comes off the roof?
We clean it up, including what lands next door. When houses sit close together, some of it ends up on the neighbor's property, and the crew clears that too.
Where does a roof visit start?
At $400. A person replies to your estimate form with a starting price based on the size of the house, the roof pitch, the building height and how close the neighbors are.
Do you clean the gutters during a roof visit?
No. Gutter clearing is a separate service. A roof visit covers the moss and lichen on the roof and the clean-up of what comes off it.
Do you repair or replace shingles?
No. Roof repairs, replacement shingles and sealing are outside the service. We clean the roof; we do not re-roof it. What we do is remove the moss, treat the lichen and come back to check.
Carpet & Upholstery Cleaning
Carpet & Upholstery Cleaning detailsWhat decides the price of carpet cleaning?
Two things decide it: the size of the carpet or piece and how soiled it is. There is no flat per-room rate. Heavier soiling takes longer to extract, and that time is what you pay for. Upholstery and mattresses are priced the same way.
Do you need anything from the property?
Yes, we need both water and power at the property. The equipment does not run without either one, so tell us in advance if one is unavailable. That is the single thing most likely to stop a booked visit from going ahead.
Is there a minimum charge?
Yes, the minimum is $220 per visit. Bringing the machine in and connecting it to your water and power takes the same time for one room as for four, so one small carpet on its own is rarely worth a dedicated trip. Combine it with another piece if you can.
Do you clean upholstery and mattresses as well?
Yes. Sofas, armchairs, dining chairs and mattresses come under the same service as carpet, cleaned with the same equipment and priced the same way, by the size of the piece and how soiled it is.
Can you clean any rug?
Not always. Some rug materials rule out our method, so if we have not seen the rug, ask before booking and describe it in your message. It is better to find that out before the visit than halfway through it.
Is carpet shampooing part of a deep clean?
No. Our deep cleaning service lists carpet shampooing and upholstery extraction as outside its scope. Book carpet and upholstery cleaning for that work, either on its own or alongside a deep clean of the rest of the home.
How do I get a price for carpet cleaning?
Send the estimate form with your name, phone, service and city, and describe the carpet or furniture in the message: its size and how soiled it is. A person reads it and replies with a starting price.
Airbnb Turnover
Airbnb Turnover detailsWhose linens and supplies do you use for the turnover?
Yours. We work with the linens and guest supplies already stocked at the property, not our own inventory. If they are kept somewhere specific, put that in your turnover checklist so the crew finds them right away.
What if a previous guest damaged something?
We photograph it and send the photos to you before we start. Any damage the crew finds from the previous guest is documented first, so you have a record before anything in that area is cleaned or moved.
Do you follow a set checklist?
We follow yours. The crew works from your own turnover checklist for the property rather than a generic one, so the unit is reset to the standard you set for guests, item by item.
How fast can you turn a rental around between guests?
Turnaround windows usually fall between late morning and mid-afternoon, depending on the property. A guaranteed arrival time is something we commit to under an ongoing contract. On a one-off booking, the exact window can shift with the day's schedule.
What happens if guests left a big mess?
That part is quoted separately. The standard price assumes a normal checkout. A party-level mess, such as a sink full of dishes, or cleanup after someone was sick, is outside a standard turnover, and we tell you before we start.
How much does an Airbnb turnover cost?
Turnovers start at $165 per visit. Send the estimate form with your city and a few words about the unit in the message, and a person replies with a starting price. The deposit is $50 per cleaner, applied to the total.
Do you check the fridge between guests?
Yes, on every turnover. The fridge is checked for food guests left behind, and leftovers anywhere else in the unit are cleared out. It is usually the first thing an owner notices and the item past cleaners most often miss.
Commercial & Office Cleaning
Commercial & Office Cleaning detailsDo you clean during business hours or after we close?
After you close. Visits run in the evening once the doors are shut, so the crew is not working around staff or customers. Jobs scheduled after 11pm are billed at a 1.5x night rate.
How is commercial cleaning priced?
The first visit is billed by the hour, because we have not seen the space working yet. After that, the job moves to a fixed contract price for your regular schedule, so later invoices do not move around.
Is there a minimum job size?
Yes, the minimum is $200 per visit. Keep that in mind for a small space, along with the 1.5x rate for anything scheduled after 11pm, so neither comes as a surprise on the invoice.
Do you clean medical offices?
Yes, as a standard cleaning. If the practice needs a specific product, you can supply it or tell us what to buy and use. Anything beyond a standard cleaning is a separate conversation before we take it on.
Do you bring your own supplies?
Yes. Supplies and trash bags are ours. If your business prefers its own products, we are glad to use them instead; mention it when the manager calls before the first visit.
Is window or carpet cleaning part of a commercial visit?
No. Pressure washing, carpet cleaning and window cleaning are each their own service, booked separately. A standard commercial visit covers wiping down furniture, mopping floors, vacuuming and dusting.
Tile & Grout Deep Cleaning
Tile & Grout Deep Cleaning detailsWhy won't some grout come back to its original color?
Because deep stains change the grout's color permanently. Grout is porous, and staining that sets in far enough cannot be lifted out. We tell you which lines those are before we start, not after, and we won't promise a result the grout can't give.
Do you regrout or repair tile?
No. Regrouting and tile repair are separate trades from cleaning. If a cracked or missing line needs regrouting rather than cleaning, we will tell you so you can book the right trade for it.
Can you clean shower and tub tile?
Yes. Bathroom tile and grout, including showers, is part of the service, along with kitchens and entries. Heavily soiled lines get pre-treated before the main pass, wherever they are in the house.
Do you offer sealing afterward?
Yes, as an optional add-on. It is not included by default. Sealing slows new staining down once the grout is clean, but it does not undo old staining.
Is tile and grout cleaning part of a deep clean?
Partly. Our deep cleaning includes tile and grout scrubbing in kitchens and bathrooms as part of a whole-home visit. This service is dedicated to the grout, with pre-treatment and stripping solutions where the staining needs them.
Do you ventilate when using stripping solutions?
Yes. Areas where stripping solution is used are ventilated during the visit. The solutions are pH-appropriate and chosen for what the tile can handle, and residue is removed with wet/dry extraction afterward.
Cleanouts & Junk Removal
Cleanouts & Junk Removal detailsHow is a cleanout priced?
By volume and by what is in the load. A truckload of boxes is a different job from a garage with an old appliance, and stairs or tight parking change it too. We quote after seeing photos or the space itself, starting at $250.
What happens to items you haul out?
They are sorted as we go. Usable items are set aside for donation instead of going to landfill by default, and anything needing special disposal, such as electronics or paint, is flagged rather than mixed in with the rest.
Do you handle estate cleanouts?
Yes. Estate cleanouts run at the pace the family sets, and anything that should be kept is flagged before the rest goes. Tell us in the estimate request what kind of property it is and how much access there is.
Do you take construction debris?
No. Construction and demolition debris is a dumpster-rental job. Cleanouts cover household items, furniture and general clutter, the things you would carry out yourself if you had the time and a truck.
Do I need to be present?
Not necessarily. As long as we have clear instructions on what stays, what goes and how to access the space, the crew can work without you there. For an estate, flag anything to be kept before the day.
Can you clean the space afterward?
Not as part of the cleanout. We sweep the space clear of the debris we removed; a full clean afterward is a separate booking, such as a deep cleaning or a move-in/out cleaning once the space is empty.
Do you take paint and chemicals?
Only as standard household items. Bulk hazardous materials, such as paint or chemicals in quantity, are outside the service. Items that need special handling are flagged during sorting so they are not thrown out with general household waste.
What equipment does the crew bring?
Moving straps, dollies, sorting bins to separate donations from disposal, and a box truck for hauling. Tell us about stairs, elevators and parking in advance, since access shapes how the load comes out.
Dryer Vent Cleaning
Dryer Vent Cleaning detailsWhy does lint in the vent matter if the trap is clean?
Because the trap only catches a fraction of the lint. The rest travels down the vent and builds up where you cannot see it, around elbows and at the exterior cap. That buildup is what slows drying and raises fire risk.
Do you repair the dryer itself?
No. Dryer repair is an appliance technician's job. We clear the vent and check the airflow; we do not service the machine, and we do not reroute or replace ductwork.
How do I know it worked?
We check it with an airflow meter. Airflow is measured at the exterior vent cap before we leave, so you get a reading rather than just a duct that looks clean.
What are the signs a dryer vent needs cleaning?
The main sign is a dryer that takes longer to dry a load. A clogged vent slows drying and uses more power per load, because the lint that gets past the trap builds up in the run and restricts airflow.
Where does a dryer vent usually get blocked?
Most often at the exterior vent cap, where the duct exits the house. Lint also collects around elbows and anywhere airflow slows, which is why we clear the whole run, not only the end you can see.
Solar Panel Cleaning
Solar Panel Cleaning detailsHow is a solar panel cleaning priced?
A visit has a $150 minimum, then runs $10 per panel. Steep or hard-to-reach roofs start at $200 regardless of panel count, because the roof's complexity sets part of the price, not just how many panels are up there.
Do you work on any roof pitch?
Yes, but steep pitches and hard-to-reach second stories cost more. They start at a higher minimum of $200, because the price follows what the roof actually requires rather than a flat rate for every roof.
Do you use a pressure washer or chemicals on the panels?
No. Panels are washed with brushes and softened water only. A pressure washer is never used, and neither are chemicals that could damage the panel coating.
Will cleaning increase my panels' output?
We can't give you a number. We don't measure output before and after a visit, so we don't know the gain for your roof. What we can tell you is what the wash removes: dust, pollen and mineral film.
Why do you soften the water?
Because hard water leaves its own mineral film. The minerals dry onto the glass and can hold grime as much as the wash removes it, so the water is softened before it touches the panels.
Do you clean the roof under the panels?
Not as part of the panel wash. We check the roof under and around the panels, where moss tends to build up, but cleaning it is a separate job priced as roof cleaning, based on the roof's condition.
Home Organizing
Home Organizing detailsDo you decide what gets thrown away?
No. What gets thrown away or donated is your call, not ours. We walk the space with you and decide together; we never clear out a closet and quietly toss what we think you don't need.
Do you supply the bins and containers?
We can, but only once we have agreed on what is needed and you have paid for them up front. Nothing is bought without your sign-off, so there are no surprise charges for supplies afterward.
How is home organizing billed?
By the hour, per person on site, at $60 per hour each. We agree on the scope and hours before starting, for example two people for five hours, and that is what gets billed rather than an estimate that moves.
What spaces do you organize?
Closets, pantries, garages, kitchens and cabinets, and the fridge. Each gets the same approach: decide together what stays, then sort it into a system that matches how you actually use the space.
Do you take on hoarding situations?
Not today. Hoarding-level cleanouts are outside what we take on. If you need furniture and household items hauled away after you have decided what goes, our cleanouts and junk removal service covers that.
One less chore. Forever.
Your starting price arrives the same business day.
