House Cleanouts: What Happens, Where Things Go and What Sets the Price

A house cleanout clears a garage, attic, rental or estate of what no longer belongs there. We sort as we go, usable items go to donation by default, and the price follows volume, what is in the load and access.

A house cleanout gets things that no longer belong out of a home: a garage or attic that has filled up over the years, a rental emptied between tenants, a move where the furniture is not coming along, or an estate after a family member has passed. The crew sorts as it goes. Usable items are set aside for donation by default instead of heading to landfill, and anything that needs special disposal is flagged rather than tossed in with the rest. Our cleanouts and junk removal start at $250, and the price follows volume, what is in the load and access.

How is a home cleanout different from a cleaning?

A cleanout is not about making a room shine. It is about getting things out of the house. When the crew finishes, the space is swept clear of whatever was removed, and that is where the job ends.

If you want a proper clean afterward, book it separately: usually a move-in/out cleaning for an empty home, or a deep clean for one you are still living in.

What kinds of cleanouts are there?

SituationWhat usually goesWhat to settle first

Of the four, the estate is where that last column matters most.

What happens to everything in a house cleanout?

Every item ends up in one of four places. Things you are keeping get set aside wherever you ask, following your instructions. Usable items go to donation by default, not to landfill. Special-disposal items (electronics, paint, certain appliances) are flagged instead of being quietly thrown in with everything else.

The rest is loaded and hauled. For that part the crew shows up with moving straps, dollies, sorting bins and a box truck.

What will a cleanout crew not take?

  • Construction or demolition debris. That is a dumpster-rental job, not a cleanout.
  • Bulk hazardous materials beyond standard household items, such as paint or chemicals in quantity.
  • Hoarding-level situations. We do not take those on today.

What sets the price of a cleanout?

Mostly volume, and what kind of load it is. A truckload of boxed household goods is one job; a garage with an old appliance, or a shed full of yard equipment, is quite another. Access counts too. Stairs, an elevator, where the truck can park: each one changes the work, so mention them when you ask.

For residential cleanouts around Sacramento there is no flat per-room rate. A person quotes after seeing photos or the space itself, which is why a few photos in your request speed things up.

Do you need to be there?

No, as long as there are clear instructions on what stays, what goes and how to get in. Estate cleanouts run at whatever pace the family sets, and anything worth keeping is flagged before the rest leaves. Plenty of families like to be there for the first hour and then leave the crew to it, which strikes us as a sensible middle ground.

What does a house cleanout look like in practice?

Should you book a cleanout or organizing?

If you already know what should go, a cleanout is the faster job. If the real problem is that nothing has a place, and most of it is staying, you want home organizing instead, where decisions get made with you item by item. Our post on walk-in closet and pantry organization walks through how that visit works.

How do you get ready to clean out your house?

Decide what stays before anyone arrives. Flag the papers and keepsakes. Mention stairs and parking, send photos, and book the cleaning separately once the space is empty, not before. Then describe the space and the access in a short request through the contact page, and a person will reply with a starting price.
