Starting at $220.

Rancho Cordova splits into two different carpet jobs depending on which part of the city you're in. The older single-story tracts north of US-50 mean straightforward, ground-level equipment access, similar to what we see in Citrus Heights. Anatolia and Sunridge's newer two-story homes in the southeast put most of the carpet upstairs in the bedrooms instead, which means moving the equipment up a flight, same as the newer construction common elsewhere in the metro.

We clean carpets and wall-to-wall carpet with our own specialist equipment. What a job costs comes down to two things — the size of the carpet and how soiled it is — so the quote follows from those rather than from a flat per-room rate. Two things we need from the house rather than bringing ourselves: access to water and access to power. Both, not one or the other; the equipment does not run without them. It is worth mentioning if either is unavailable at the property, because that is the one thing that can stop a booked visit from going ahead. One carpet on its own runs into the $220 minimum. Hauling the machine into the house and plumbing it into your water and power takes the same time for one room as for four, so a single small carpet is rarely worth a dedicated trip — worth combining with another job if you have one.Upholstery and mattresses come under the same service: sofas, armchairs, dining chairs and mattresses. Pricing works the way it does for carpet — the size of the piece and how soiled it is — and the same two requirements apply, water and power at the property.

Older single-story tracts north of US-50 offer straightforward ground-level access. Anatolia and Sunridge's two-story homes need equipment moved upstairs to reach bedroom carpet.

What Carpet & Upholstery Cleaning includes — and what it does not

Included in the price

  • Carpets
  • Wall-to-wall carpet
  • Upholstery — sofas, armchairs, dining chairs
  • Mattresses

Not included

  • Rugs we have not seen, where the material rules out our method — ask before booking

How we do Carpet & Upholstery Cleaning

  1. Tell us the size of the carpet or piece and how soiled it is — those two things set the price.
  2. Confirm the property has both water and power available; the equipment needs both.
  3. We bring our own cleaning equipment to you.
  4. We connect the equipment to your water and power — the hookup takes the same time whether it's one room or four.
  5. The carpet or piece is cleaned; heavier soiling takes longer, which is why it costs more.

Safety and limits

  • The equipment needs both running water and mains power at the property.

The fabric and the carpet came out noticeably cleaner and more even in colour, and the stale odour that had settled into them was gone.

We inspected both materials first and tested our process on a small hidden patch of fabric before touching anything visible. The heaviest spots were treated first, then the sofa, its cushions and the carpet were cleaned through with professional extraction equipment.

Frequently asked questions

Which parts of Rancho Cordova do you cover — the older streets or the new ones?

Both. Lincoln Village, Larchmont and the other tracts north of US-50 are in the same service area as Anatolia and Sunridge in the southeast — they are simply very different homes, and the visit is shaped accordingly.

What decides the price?

Two things: the size of the carpet or piece and how soiled it is. There is no flat per-room rate — heavier soiling takes longer, and that is what it costs.

Do you need anything from the property?

Water and power, both of them. The equipment does not run without either, so tell us in advance if one is unavailable — it is the single thing most likely to stop a booked visit.

Is there a minimum charge?

Yes, $220. Hauling the machine in and plumbing it into your water and power takes the same time for one room as for four, so one small carpet on its own is rarely worth a dedicated trip. Worth combining with another job if you have one.

Do you clean upholstery and mattresses as well?

Yes. Sofas, armchairs, dining chairs and mattresses come under the same service, priced the same way — the size of the piece and how soiled it is.

Can you clean any rug?

Ask before booking if we have not seen it. Some materials rule out our method, and it is better to know that before the visit than during it.

We're in one of the older single-story homes north of US-50 — is that an easier job?

Generally, yes — everything's on one level, so there's no equipment to move upstairs, unlike the newer two-story homes in Anatolia and Sunridge.

Our carpet in Sunridge is all upstairs — is that routine for you?

Yes, that's typical of newer two-story construction in that part of Rancho Cordova, and the equipment gets moved up as part of the visit.
