Moss under mature trees
Moss and lichen need shade and damp, and Rosemont roofs have more of both than newer neighborhoods do. The trees planted with the original build-out are mature now, and roofs under them stay shaded and slow to dry. The newer construction in Vineyard hasn't had time to get there.
