Roof cleaning in Sacramento is a single-family home service — downtown condos and high-rise units have commercial roofing handled separately from what we do. Older homes in Land Park and East Sacramento generally show more moss and lichen buildup than newer Natomas construction, simply from more years of exposure. Whichever the growth type, the method stays the same: heavy moss comes off mechanically, lichen gets a treatment that kills it at the root over the following two to three weeks, and we come back to check the result rather than call it done at pack-up.

We rarely wash a roof, because washing is what damages it. Pressure strips the protective granules off shingles, and on soft roofing the damage is worse and not repairable by cleaning it again later. Driveways, patios and siding are a different story — those we do clean under pressure. So a roof gets two different treatments depending on what is growing on it. Heavy moss — the thick raised growth that has built up in the shade — comes off mechanically, with a brush. The flat lichen patches are a different problem: they hold on at the root, and scrubbing them just removes what you can see. For those the whole roof is sprayed with a treatment that kills the growth at the root, and over the next two or three weeks the lichen dies and blows off in the wind. That is why this service has a second visit built into it rather than ending when the crew packs up: we come back in two to three weeks to look at the result. What it costs depends on the size of the house, the pitch of the roof — which matters a great deal — the height of the building, and how close your neighbours are. When houses sit close together, some of what comes off the roof lands on the neighbour's property, and we clean that up too. A roof visit starts at $400.

Older Land Park and East Sacramento roofs typically carry more moss and lichen than newer Natomas construction. This service applies to single-family homes; downtown high-rise and condo roofing is out of scope.

How we do Roof Cleaning & Moss Removal

  1. We look at what is growing up there: heavy raised moss and flat lichen patches need different treatments.
  2. Heavy moss is brushed off mechanically.
  3. The roof is sprayed with a treatment that kills the remaining growth at the root.
  4. Over the following two to three weeks the lichen dies and blows off in the wind — nothing more is needed from you.
  5. We return in two to three weeks to see the result for ourselves.

Safety and limits

  • We do not pressure wash roofs: on asphalt shingle and soft roofing it removes the protective layer.

We checked the condition and the roofing material first and picked a method that material could take. Plants, the front of the house and the drainage runs were covered before we started. The loose debris came off by hand, and the affected areas were treated without a pressure washer. We photographed the treated sections when we finished.
