Starting at $400.

Sun City's single-story homes typically cost less for a roof visit than a two-story house, since height is one of the factors that sets the price and there's simply less roof to reach safely. Roseville overall skews newer construction, which generally means less moss and lichen buildup than on older roofs elsewhere in the metro — fewer years of exposure, less growth. Getting into Sun City or Morgan Creek for the visit and the return check two to three weeks later both require confirming gate access ahead of time.

We rarely wash a roof, because washing is what damages it. Pressure strips the protective granules off shingles, and on soft roofing the damage is worse and not repairable by cleaning it again later. Driveways, patios and siding are a different story — those we do clean under pressure. So a roof gets two different treatments depending on what is growing on it. Heavy moss — the thick raised growth that has built up in the shade — comes off mechanically, with a brush. The flat lichen patches are a different problem: they hold on at the root, and scrubbing them just removes what you can see. For those the whole roof is sprayed with a treatment that kills the growth at the root, and over the next two or three weeks the lichen dies and blows off in the wind. That is why this service has a second visit built into it rather than ending when the crew packs up: we come back in two to three weeks to look at the result. What it costs depends on the size of the house, the pitch of the roof — which matters a great deal — the height of the building, and how close your neighbours are. When houses sit close together, some of what comes off the roof lands on the neighbour's property, and we clean that up too. A roof visit starts at $400.

Sun City's single-story roofline typically means a lower quote than a comparable two-story home. Gate access for Sun City and Morgan Creek is confirmed ahead of both the initial visit and the follow-up check.

What Roof Cleaning & Moss Removal includes — and what it does not

Included in the price

  • Heavy moss removed mechanically, with a brush
  • Whole-roof treatment that kills lichen and small moss at the root
  • A return visit two to three weeks later to check the result
  • Clean-up of what comes off the roof — including onto a neighbour's property, when houses sit close

Not included

  • Pressure washing the roof — it strips the protective granules off shingles and damages soft roofing
  • Roof repairs, replacement shingles and sealing — we clean, we do not re-roof
  • Gutter clearing — that is a separate service

How we do Roof Cleaning & Moss Removal

  1. We look at what is growing up there: heavy raised moss and flat lichen patches need different treatments.
  2. Heavy moss is brushed off mechanically.
  3. The roof is sprayed with a treatment that kills the remaining growth at the root.
  4. Over the following two to three weeks the lichen dies and blows off in the wind — nothing more is needed from you.
  5. We return in two to three weeks to see the result for ourselves.

Safety and limits

  • We do not pressure wash roofs: on asphalt shingle and soft roofing it removes the protective layer.

Moss removed from a shaded roof without a pressure washer, Citrus Heights

Moss removed from a shaded roof slope by hand, without a pressure washer, to protect the roofing material.

We checked the condition and the roofing material first and picked a method that material could take. Plants, the front of the house and the drainage runs were covered before we started. The loose debris came off by hand, and the affected areas were treated without a pressure washer. We photographed the treated sections when we finished.

Frequently asked questions

Why do you rarely wash a roof?

Because washing is what damages it. Pressure strips the protective granules off shingles, and on soft roofing the damage is worse — and not repairable by cleaning it again later.

How do you remove moss and lichen instead?

Heavy moss, the thick raised growth that builds up in the shade, comes off mechanically with a brush. Flat lichen is a different problem: it holds on at the root, so scrubbing removes only what you can see. For that the whole roof is sprayed with a treatment that kills the growth at the root.

Do you serve areas just outside Roseville?

Yes — homes along the Rocklin border near Blue Oaks Boulevard ride on our Roseville routes. Deeper into Rocklin, Lincoln or Granite Bay, availability depends on the crew schedule, so ask when requesting a quote.

Why is there a second visit?

Because the lichen dies over the following two or three weeks and blows off in the wind. We come back to look at the result — that visit is part of the service, not an extra.

What decides the price?

The size of the house, the pitch of the roof — which matters a great deal — the height of the building, and how close your neighbours are.

What happens to what comes off the roof?

When houses sit close together, some of it lands on the neighbour’s property. We clean that up too.

Where does a roof visit start?

At $400.

We're in Sun City — does being single-story make the roof job cheaper?

Usually, yes. Height is one of the pricing factors, and a single-story roof is less to reach safely than a two-story home's.

You come back in two to three weeks to check the lichen treatment — do you need gate access again for that visit?

Yes, same as the first visit — we'll confirm your gate code or guest-list entry again ahead of the follow-up.
