Starting at $220.

Laguna West homes tend to carry more glass than the Elk Grove average — lakeside lots were built with bigger window walls to make the most of the view, which means more panes per house on a typical job. Spring is the season to watch here: heavy pollen from the neighborhood greenbelts settles thickest in window tracks and along patio door channels, more than in areas without as much shared green space. Elk Grove also has a large share of rentals under property-management oversight, and window tracks are commonly a line item on those move-out checklists.

We clean glass inside and out, plus glass doors, screens and the tracks they run in. Outside we work from the ground with a water-fed pole: the machine filters and softens the water, and it is fed up the pole to a brush on the end, so the glass is scrubbed and rinsed with water that dries without spots. Inside is hand work — cloths, and a long pole with a damp cloth for high glass, with no water fed through it. We keep ladders out of the job wherever we can. Working from the ground is simply safer for the crew, and it is the reason the outside of a two-story home does not need someone balancing on a rung above your flower bed. Sacramento winters are mild, so this is a service we run year-round rather than pausing until spring. Pricing starts at $10 per window and reaches about $20 for the difficult ones — awkward access, tracks that need attention, or glass that has to be done inside and out on the same visit. A visit has a $220 minimum, which covers bringing the water treatment unit and the crew out to you; for a house with thirty windows the per-window price is what you pay, and for a house with five the minimum is.

Laguna West's larger glass walls mean a higher per-window count than a typical Elk Grove home, so quotes there run a bit above the metro average for a comparable house. Spring bookings get extra attention on tracks and patio door channels because of greenbelt pollen.

What Window Cleaning includes — and what it does not

Included in the price

  • Exterior glass, washed from the ground with a water-fed pole
  • Interior glass, cleaned by hand
  • Glass doors, inside and out
  • Window screens
  • Window tracks and runners
  • Year-round service — we do not pause for Sacramento winters

Not included

  • Work that would require standing on a ladder at height — we work from the ground
  • Painted frames and sills beyond wiping them down
  • Broken or cracked glass — we clean it, we do not repair or replace it

Optional add-ons

  • Interior and exterior on the same visit (this is what puts a window at the top of the $10–20 range)

How we do Window Cleaning

  1. You tell us roughly how many windows there are and whether you want inside, outside or both; the quote follows from that and the $220 visit minimum.
  2. We bring the water treatment unit — all we need from you is access to a water tap. Hot water is not needed.
  3. Outside: the pole and brush work window by window from the ground, scrubbing and rinsing with filtered, softened water.
  4. Inside: glass, doors and screens by hand, with a long pole and a damp cloth for anything high.
  5. Tracks and runners last, since that is where the dirt from the rest of the window ends up.

Safety and limits

  • We keep ladders out of the job wherever we can: working from the ground is safer for the crew.

Second-floor windows cleaned from the ground in Elk Grove

Second-floor windows cleaned from the ground with a water-fed pole, plus screens, tracks and sliding doors — no ladder required at height.

We cleaned the outside of the glass from the ground with a water-fed pole, including the second floor, so nobody had to work off a ladder at height. The inside was done by hand. We also cleaned the window screens, the tracks they sit in, and the sliding glass doors.

Frequently asked questions

Do you use ladders?

We keep them out of the job wherever we can. Outside we work from the ground with a water-fed pole, which is simply safer for the crew — and it is why the outside of a two-story home does not need someone balancing on a rung above your flower bed.

Which Elk Grove neighborhoods do you serve?

All of Elk Grove: Laguna, Laguna West, East Franklin, Franklin Reserve, Sheldon and Old Town. Rural addresses east of Grant Line Road are taken when the crew schedule allows — ask when requesting a quote.

Will the glass dry without spots?

The machine filters and softens the water before it goes up the pole to the brush, so the glass is scrubbed and rinsed with water that dries without spots. Inside is hand work — cloths, and a long pole with a damp cloth for high glass.

Do you work in winter?

Yes. Sacramento winters are mild, so this runs year-round rather than pausing until spring.

How is it priced?

From $10 per window, reaching about $20 for the difficult ones — awkward access, tracks that need attention, or glass that has to be done inside and out on the same visit.

Why is there a minimum if I only have a few windows?

The $220 minimum covers bringing the water treatment unit and the crew out to you. For a house with thirty windows the per-window price is what you pay; for a house with five, the minimum is.

Do you clean screens and tracks too?

Yes — glass inside and out, glass doors, screens, and the tracks they run in.

My property manager has a move-out checklist that includes window tracks — do you clean those as standard?

Yes, window tracks and runners are part of every visit, not an add-on — that's usually enough to satisfy a management checklist item on windows.

We're on Laguna West with the big lakeside windows — does that change the price?

It can, since the quote is based on window count and those homes typically have more glass than a standard Elk Grove house. Tell us the approximate count and we'll build the quote from there.
