Moss on the older roofs
Moss and lichen need time and moisture, and West Sacramento hands them out unevenly. Homes in Broderick and Bryte have had decades of exposure, and their roofs are where established moss is most common. The newer riverfront and Triangle construction generally hasn't been up long enough for either to take hold.
Living on the river adds moisture to the air that the drier inland cities don't have. That doesn't start moss on its own, but it helps it spread once it has a foothold, which is why an older roof here can go from a few patches to a real problem.

Often, yes. They have had more years of exposure, and the river's humidity helps moss spread once it is established. Newer riverfront roofs rarely have much yet.
Do you do the follow-up visit for West Sacramento roof jobs?
