Starting at $220.

Downtown and Midtown Sacramento are the metro's most urban neighborhoods, with more storefronts and commercial walkways mixed in among the residential driveways and patios than a typical suburban block. Land Park and East Sacramento's older homes tend to have more original concrete and masonry that's gone longer without a wash than newer construction in Natomas, and weathering, not just square footage, is what drives the price up on those jobs. Pocket-Greenhaven's mix of house ages puts it somewhere in between.

Driveways, patios, decks, fences, walkways, siding — if it is outside and it is dirty, it is on the list. We bring our own high-pressure equipment; all we need from you is a water tap, and it does not need to be hot. What a job costs comes down to two things: how much surface there is, and how badly it has weathered. A patio that gets swept every week and a driveway that has not been touched in five years are not the same job even at identical square footage, which is why the quote follows a look at the actual surface rather than a table of rates. There is one surface we will not put a pressure washer on, and that is your roof. Pressure strips the protective granules off asphalt shingles, and on soft roofing it does real damage — so roofs get a different method entirely, mechanical removal of heavy moss followed by a treatment that kills lichen at the root. If someone quoted you a pressure wash for your roof, that is the part worth asking about. Small jobs meet a $220 floor. The washer has to be trailered out, hooked to your tap and primed whether it then runs for one hour or five, and that setup is the part of the day a single walkway cannot carry on its own.

Downtown and Midtown addresses mix in more storefronts and commercial walkways alongside the residential driveways than elsewhere in the metro. Older concrete and masonry in Land Park and East Sacramento typically shows more weathering than newer Natomas construction, which affects the quote more than square footage alone.

  • Anything already loose or damaged, where the water would finish the job

How we do Pressure Washing

  1. We look at the surface and its condition — area and how far gone it is are what set the price.
  2. We bring the machine; all we need from you is a water tap. Hot water is not required.
  3. Pressure is matched to the surface, because wood and concrete do not take the same treatment.
  4. We work the area systematically rather than chasing the worst patches, so the finish is even.
  5. If your roof came up in the conversation, we will tell you honestly why it is not getting the pressure washer.

Safety and limits

  • We do not pressure wash roofs: on asphalt shingle and soft roofing it removes the protective layer.

Concrete driveway and front walkway in Folsom

Concrete driveway and front walkway pressure washed back to an even colour after years of road dust and staining.

We looked at the condition of the concrete first and tested the method on a small patch before going further. Plants, the garage door and the surfaces next to the work area were covered. Then the concrete was cleaned in even passes with the pressure set to what that surface could take, and the area was rinsed down and the loosened dirt cleared away.

Frequently asked questions

Will you pressure wash my roof?

No, and it is worth knowing why. Pressure strips the protective granules off asphalt shingles, and on soft roofing it does real damage. Roofs get a different method entirely. If someone quoted you a pressure wash for your roof, that is the part worth asking about.

Which Sacramento neighborhoods do you serve?

All of Sacramento proper: Downtown, Midtown, East Sacramento, Land Park, Curtis Park, Tahoe Park, Natomas and Pocket-Greenhaven, plus Arden-Arcade east of the city line. If your ZIP code is not listed on this page, ask — routes grow with demand.

What do you need from us?

A water tap. It does not need to be hot — we bring our own high-pressure equipment.

What decides the price?

How much surface there is, and how badly it has weathered. A patio swept every week and a driveway untouched for five years are not the same job even at identical square footage, which is why the quote follows a look at the actual surface rather than a table of rates.

Is there a minimum?

Yes, $220. The washer has to be trailered out, hooked to your tap and primed whether it then runs for one hour or five, and that setup is the part of the day a single walkway cannot carry on its own.

Which surfaces do you clean?

Driveways, patios, decks, fences, walkways and siding — if it is outside and it is dirty, it is on the list.

Do you pressure wash commercial buildings downtown, or just houses?

Both — storefronts, walkways and commercial exteriors are part of the service, not just residential driveways and patios.

Our house in Land Park is older — does that mean a higher price than a newer home the same size?

It can. Weathering matters as much as square footage in the quote, and older concrete and masonry that's gone longer without a wash usually needs more work.
