Turning over a short-term rental is a different job from a regular house clean — the goal isn't just clean, it's ready for the next guest to walk in and feel like no one was there before them. Linens and guest supplies are the owner's own stock; we work with what's provided, not our own inventory. A visit means changing the beds, clearing out anything guests left behind — including leftover food — mopping every floor, and vacuuming the whole unit. Dishes get washed, and anything still dirty in the sink gets finished before we leave. The fridge gets checked specifically for food guests left behind — it's a small thing, but it's usually the first thing an owner notices, and the thing past cleaners most often miss. We work off the owner's own turnover checklist, not a generic one, and if a previous guest left damage, we photograph it before starting and send it over. Turnaround windows are usually late morning to mid-afternoon, though the exact window depends on the property; a guaranteed arrival time is something we can commit to under an ongoing contract, not a one-off booking. In short: we clear out every trace of the last guest before the next one arrives. A turnover is priced for a normal checkout. If guests threw a party — a sink full of dishes, the place turned over well past the usual mess, or someone was sick — that's beyond a standard turnover. We'll tell you before we start and quote it separately.
Downtown and Midtown condo turnovers are typically the fastest in the metro, given the smaller unit size. Land Park and East Sacramento single-family turnovers take longer given the additional rooms.

How we do Airbnb & Short-Term Rental Turnover

  1. The property manager calls ahead before the crew heads out and confirms the details for that turnover.
  2. The crew works from your checklist, not ours — the unit is turned to your standard, not a generic one.
  3. Beds are changed with your own linens and supplies, the fridge is checked for food guests left behind, and the rest of the turnover runs: floors mopped, dishes washed, a full vacuum, dusting throughout.
  4. Any damage left by the previous guest is photographed and sent to you before we start on it.
  5. If the unit is beyond a standard turnover — a party-level mess or worse — we tell you before we start and quote that part separately.

Same-day turnovers for a multi-unit rental portfolio in Sacramento

Every unit turns over to the same standard and opens on time, and the manager doesn't have to hunt for a cleaning crew before every arrival.
