Folsom Ranch's new construction tends toward simpler, more open layouts than the region's older homes, which can make for a more straightforward turnover — fewer awkward corners and built-ins to work around. American River Canyon's larger hillside homes are the opposite: more square footage and more levels means more to cover in the same turnaround window. Historic Folsom's smaller stock of older cottages falls somewhere in between.
Turning over a short-term rental is a different job from a regular house clean — the goal isn't just clean, it's ready for the next guest to walk in and feel like no one was there before them. Linens and guest supplies are the owner's own stock; we work with what's provided, not our own inventory.
A visit means changing the beds, clearing out anything guests left behind — including leftover food — mopping every floor, and vacuuming the whole unit. Dishes get washed, and anything still dirty in the sink gets finished before we leave. The fridge gets checked specifically for food guests left behind — it's a small thing, but it's usually the first thing an owner notices, and the thing past cleaners most often miss.
We work off the owner's own turnover checklist, not a generic one, and if a previous guest left damage, we photograph it before starting and send it over. Turnaround windows are usually late morning to mid-afternoon, though the exact window depends on the property; a guaranteed arrival time is something we can commit to under an ongoing contract, not a one-off booking.
In short: we clear out every trace of the last guest before the next one arrives.
A turnover is priced for a normal checkout. If guests threw a party — a sink full of dishes, the place turned over well past the usual mess, or someone was sick — that's beyond a standard turnover. We'll tell you before we start and quote it separately.
Folsom Ranch's newer, simpler layouts are generally quicker to turn over than American River Canyon's larger multi-level hillside homes.

Every unit turns over to the same standard and opens on time, and the manager doesn't have to hunt for a cleaning crew before every arrival.
Each unit runs on its own checklist: kitchen and bathroom cleaned fully, beds stripped and made with fresh linen, trash out, furniture and touch points wiped, floors vacuumed and mopped. Towels, toilet paper, soap and the rest of the owner's supplies get checked and restocked. Every unit is inspected for left-behind items, damage or anything missing — and anything unusual is reported before the next guests walk in, not left for the next visit.
